Renovating while you work.

Most clients cannot close the office for a month. So we split the floor into zones and plan who sits where during each stage.

  1. Walk the floor

We see the office during a normal working day: where it gets loud, where people queue for rooms, what is never used.

  2. Plan the phases

Zones, temporary seating and a schedule agreed with you and building management before work starts.

  3. Build in stages

Dust screens between zones. Drilling, hacking and deliveries kept to the hours the building allows, often after office hours.

  4. Close out

Each zone is cleaned and checked before your team moves back in, then the next one starts.

Cost drops when the bones stay

Keeping ceilings, air-con and some rooms as they are brings the cost down a lot. We price what changes, not the whole floor.

Work out your budget
Phased around your working week

A phased renovation takes longer on the calendar than a closed-site job, but your team never stops working.

How we schedule

Renovate, or move?

Before we draw anything, we check whether a renovation is the right answer. These are the questions we go through with you on the first call.

Does the headcount still fit?If the team will outgrow the floor before the lease ends, a renovation only buys time. A move may serve you better.
How long is left on the lease? With years to run, a renovation pays back. With months left, we usually plan the reinstatement and the next fit-out instead.
What will the landlord allow?Your lease and the building's fit-out guide decide what can change. We read both before we quote.
What is the real problem?Noise, too few rooms or a tired look each have a different fix, and some cost far less than a full renovation.

Renovation questions.

In short. Office renovation reworks the office you already occupy: a new layout, more meeting rooms, better lighting, a new pantry or fixes for noise. Metadesign Interior phases renovations in Singapore around your working week and moves noisy jobs to the hours your building allows.

It depends on size, scope and approvals. Metadesign Interior sets the site schedule in the quote after design sign-off, and a phased renovation on a live floor takes longer on the calendar than a closed-site job. Our guide to office renovation timelines goes phase by phase.

Usually, yes. We split the floor into zones, move noisy and dusty work to the hours the building allows, and clean each zone before your team moves back in.

Yes. We prepare the drawings and paperwork for building management and any authority approvals the works need, and run the renovation as a turnkey job from start to finish.

Each building sets its own hours in its fit-out guide, and many keep hacking, drilling and deliveries out of office hours. Metadesign Interior books noisy work for the hours your building allows and keeps quiet work for the day.

Almost always you need the landlord's approval, and works touching structure, electrics or fire safety can also need BCA or SCDF clearance. Our office renovation permits guide explains which applies to you.

Tell your project manager. We price the change, show you what it does to the schedule, and only go ahead once you agree in writing.
