Pricing your reinstatement.
It depends on how much was built into the unit and what the landlord wants back. Metadesign Interior prices reinstatement per sqft after a site survey, and a unit with heavy joinery, many rooms or raised floors costs more than a light open plan.
Leave enough time: most leases expect the unit back on the last day, reinstated. Call us as soon as you know your lease end date, so the survey, quote and works all fit before it.

Reinstatement questions.
In short. Office reinstatement returns a leased unit to the condition your landlord asks for at lease end: partitions, carpet, cabling and fixtures out, then ceilings, walls and floors made good. Metadesign Interior works from the handover checklist to the final joint inspection.
Who signs off the reinstatement?
Building management, at a joint inspection on site. Metadesign Interior attends it with you and fixes any remarks until the unit is accepted. Our guide to what landlords expect at handover lists what they usually check.
Can you reinstate our old office and fit out the new one?
Yes, with one team. We plan the strip-out of the old unit and the fit-out of the new office against the same dates, so you are not paying rent twice for longer than you need to.
How long does reinstatement take?
It depends on the size of the unit, how much was built in and the building's permitted working hours. Metadesign Interior fixes the schedule back from your last day, so book the survey early.
Can the next tenant keep some of our fit-out?
Sometimes. If the landlord or incoming tenant agrees in writing to keep items such as glass rooms or a pantry, they come off the strip-out list and the cost drops.
Do you dispose of old furniture?
Yes. Furniture and debris you do not take with you are removed and disposed of as part of the job, following the building's loading bay rules.
When does your lease end?
Send the date, the building and a few photos of the unit. We will tell you what the landlord is likely to ask for and what it should cost.
